Once you’ve got a good idea of what you want to do, speak with your local council and any applicable governing bodies (like strata if you’re in an apartment) to see what you can and can’t do with your property before doing anything.
With and without approval.
For example,
Is your property heritage listed or part of a conservation?
What times of day can you do work?
What are considered basic renovations?
Whether you know the answer or not, get formal confirmation and any approvals necessary by your council as well as any other governing bodies involved with your property before doing anything.
This might seem drastic and really over the top however every council and governing body differs from the next so it’s best to keep everything above board and everyone happy to the best of your ability.
It will cost you some time and possibly some money upfront but it will save you more time, effort, energy and money down the track.
This small investment upfront will show smoother returns in the future.
It will also help you to understand their (the local council and any governing bodies) processes and procedures, making your life and renovations easier to implement.
Also, try to find out the processes and length of time usually involved with approvals and confirmation for what you’re trying to accomplish.
This too will save you a lot of time, effort, energy and money.
And be nice, people are generally there to try and help you.
The last thing you want is a stop work order being placed on your property and being in the bad books with your council, governing bodies, enforcement and neighbours.
