Choosing an agent to price and sell my property
Point – Agents don’t determine the price of a property, the market determines the price of the property.
As just touched on, a wealth of information is readily available online, you just have to search for it.
The buy and sold sections of realestate.com.au and domain.com.au are probably the best indicators of what’s currently happening in the market with current pricing.
These should give you a good idea, a rough guide, or at least, somewhat of an indication of pricing or a price range yourself using recent comparable sales that have happened around you (preferably as close as possible).
The problem here though is that, some people either over inflate or deflate the price of their property. Either way, both scenarios can still really cost you.
Takeaway – An agent’s job is to put things into perspective.
Agents are supposed to take a step back and view the property from a buyers eyes.
Great agents consider all of the property’s features and see what makes the property individually unique.
Great agents see what buyers will like and what they won’t they like.
Great agents know what minor or major enhancements can be done to properly increase the value of the property.
Great agents know what should also be avoided so you don’t overcapitalise and spend money where it won’t return.
Great agents know what should be done in terms of marketing and presenting the property so it’s showcased in its best possible light.
Great agents have their finger on the market pulse.
Great agents know what’s been happening, what is happening and what’s likely to happen given the current conditions of the market.
Great agents know the buyers motivations to make the most calculated decision for correct presentation and realistic pricing to see the property sold for top dollar.
