Ask for a rental application form.
The bulk of the details will usually be entered through an online rental application portal.
Application forms vary by agency and state but they will usually require things like;
100 points of ID – licence/passport, government or institution issued cards and documents
Your current address
Current employment details
Previous employment details
Current agent details
References
Current earnings with the last three payslips and possibly bank statements
Application forms can go into detail requesting a lot of information.
While it’s up to you about how much information you do provide, the more complete the application form is, the more persuaded the landlord and managing agent will be that you’re the best fit for the property.
If you’ve never rented before you may not have any rental references.
If this is you, have a chat with the agent and let them know about your situation and ask what can be arranged to satisfy the rental application requirements to secure the property.
If your income isn’t consistent because you’re self-employed, a student, a casual worker, or just have an unreliable source of income, let the managing agent know your situation and ask what you could provide instead that would satisfy the rental application requirements.
Working with the managing agent will make for a smoother and easier rental process and will also benefit you and everyone else involved in the long run.
Everyone likes working with people that are easy to get along with.
Tip – The main concern landlords and agents have is the financial ability to consistently pay the rent on time, and to have a reliable, fit and proper tenant to lease the property. The more financial security you can show, the better your chances of a successful application.
