For example, a three bedroom house in the suburbs may be styled and staged to appeal to a family of four and as such, will be dressed up in a way that would present the property as more family orientated.
This is because this type of house would most likely appeal to those types of buyers so it helps to appeal to them.
As can be said for a large one bedroom inner city apartment that may be styled and staged to appeal to a single person or young couple. It would be dressed up in a way that would present as easy liveability and lifestyle focused.
The takeaway here should be that, not every property is going to appeal to everyone so it shouldn’t be presented and marketed to appeal to everyone.
However,
That doesn’t necessarily mean a single person or childless couple wouldn’t buy a three bedroom house or that a family of four wouldn’t buy a one bedroom apartment.
Everyone has their own reasons.
The single person or young couple might want more space, a bigger place or have kids planned in the near future.
Or the family of four may buy a one bedroom apartment as their children near university or they want to buy an investment property.
But styling and staging the property in a way that is congruent with the type of property that it is and the buyer type it’s likely to attract helps to improve the likelihood that it will sell to those types of buyers.
When selling a property, providing it’s done correctly and is relevant to the property, styling and staging is a great way to add even more value to a property that otherwise wouldn’t be realised had it not been styled and staged.
And yes, it can make a difference in the final selling price. Sometimes a huge one.
