You should have a good indication for the type of tenant your property will attract or with the help of your agent, they should be able to advise you.

As for photography, using professionals really sets the scene and helps paint a better picture of the property for all potential tenants to see.

As you’re probably already aware, correct lighting and positioning makes all the difference when taking photos and this is usually best achieved by properly trained photographers.

By sacrificing professional photography, you’re missing out on so many more potential tenants you didn’t even know were interested in leasing your property.

Copywriting is using written words that compliments the photography to help really sell the property to potential tenants.

Good copywriting highlights and displays the property’s unique style, benefits and features.

It tells a story as to what the tenants can expect and why it will suit their needs.

It should be constructed in a way that will attract the ideal tenants and repel tenants not suitable for the property.

A picture tells a thousand words but the right words help to sell a thousand pictures.

Last on the list is the marketing.

The combination of the styling and/or furnishing, photography and copywriting is then all put together to create an ad for online portals like realestate.com.au and domain.com.au

Tip – For a truly effective ad, the trick is for everything to blend seamlessly and harmoniously.

Once the draft is complete and ready, and depending on the property’s situation, you and the agent will agree on inspection times, current market pricing and when the property will go live to market.

Then, lastly, the property will go live to the market and the leasing sign will go up.
