How important is my agent’s advice when selling my property?

When you originally listed the property with the agent, you chose the agent as they were the right fit for you.

You decided that,

You like them.

You trust them.

You have faith in their expertise and negotiation.

So when the agent presents offers made by buyers, being guided by the agents view on how the campaign is going and what can be expected moving forward, is just as, if not more important than the offer or offers themselves.

In this stage of the campaign, everything now comes down to both the market and the buyers responses.

Bull (hot) markets tend to help the agent and vendor navigate through an easier campaign process, while bear (cool) markets can mean a whole different type of strategy needs to be developed and implemented.

Hopefully the agent implemented the right type of strategy to help maximise the chances of not just a sale, but as successful of a sale as possible from the very beginning.
