How important is property presentation when leasing?

Think about it.

If you were looking to rent a place yourself, would you be more attracted to a clean and tidy property that has been well taken care of?

Or would you opt for a less than average property that hasn’t had any work done on it in years?

Well, hopefully like most people you’ve said that you would rather a clean and tidy property that has been well taken care of.

So why would prospective tenants feel any different?

Sure, you might suggest it’s subjective to the market and the asking price, but the majority of people are happy to pay a little more for a better property and would want to lease it quicker as they don’t want to miss the opportunity to make it theirs.

Not only that but if there’s a number of properties similar to yours that are much better than yours, that will either devalue your property, make it less appealing or both.

Worse yet, you can have your property on the market for weeks, even months and you’ll be missing out on all that potential income you could be making.

Remember, happy, satisfied tenants are more likely to stay for longer and take better care of your place if it’s been kept in good condition.

This is ideally what you want when leasing your property.

The way your property presents tells prospective tenants about what they can expect from you and the property once they’ve either seen it online or visited it in person.

And as such, they will decide what the property is worth to them, not what the property is worth to you.

As with selling, you usually only get one chance with each prospective tenant that walks through it so you’re much better off getting things right from the start.
