What are my responsibilities as a landlord?

As a landlord, you have a responsibility to provide a safe environment for both the tenants and the general public.

The list of responsibilities is quite broad, can change regularly and all vary from state to state.

To ensure you fully comply with your current regulations, legal obligations and requirements, health guidelines and overall living standards, be sure to check the laws relevant to your property and state.

However as a basic checklist, the following things might be helpful to note;

Is the interior and exterior structure of the home in good, safe condition?

Is the electricity in good, safe working order?

Is the water in good, safe working order?

Is the gas in good, safe working order?

Is the home subject to mould or dampness?

Does your property have compliant, working fire alarms installed?

If your property has a pool, is the pool fence compliant?

Is there correct boundaries and railings in place for stairs and balconies?

Are blind and curtain cords short and completely out of reach for young children?

Are the windows secure, lockable and have restrictive openings in place for safety?
