What are pest inspection reports and what’s involved?

Pest inspection reports involve inspecting for pests and other nasties lurking in the property.

In particular, the existence, damage or potential damage caused by termites.

Tip – Termites have either a creamy white, tan or darker looking translucent (clear) colour and some even have wings.

Much like the building inspection reports, the inspector completes a visual inspection of all available areas to determine if there is any active termites and the damage being done or what has already been done by termites.

Areas inspected are those that are accessible and that tend to have more timber in the construction.

These areas include the interior of the building and roof cavities, as well as the exterior and subfloor areas as termite colonies usually hide underground and out of sight.

Tip – Termites don’t really like bright lights and try to avoid areas with open air

Pest inspections can last anywhere from half an hour to a few hours depending on the property and the size of the report.

The findings would be noted in the pest report and should include any recommendations or suggestions to treat existing infestations and pests.

As you can see, purchasing a pest inspection report and thoroughly reviewing the findings before moving forward with any property purchase will ensure you’re better positioned for a better buy.
