What happens after my rental application has been approved and I accept?

Before you move in, the agent will go around and complete a condition report.

A condition report notes the property’s current existing condition of all of its fittings and fixtures as well as the property itself including any and all known issues, defects and damage to the property.

The report is usually made up of checklists, separate notes and accompanying photos to support the report.

Two copies of the report will be given to you either before or at the time of signing the tenancy agreement.

Tip – Before signing the lease, ask to check and verify the condition report to ensure all existing issues, defects and damage to the property have been included and noted with supporting photos taken by the agency.

As a tenant, it is then your responsibility to complete your part of the condition report and return a copy to the landlord or agent within seven days of receiving it.

Tip – Make your own detailed notes and take as many photos as possible of all areas and aspects of the property you’ve leased, ideally either before you move in or just after.

It’s important to confirm and agree that all details are correct as if there is a dispute at the end of the tenancy agreement, it will be a lot easier to show proof of what existing issues, defects or damage to the property were already in place before you moved in.

This helps to ensure a smoother process to get your bond back in full or allowing for only the minimal amount of claim/s that can be made against the bond by the landlord or agent.

That’s why it’s absolutely crucial that you, the agency and the landlord all mutually agree on the condition report at the beginning of your lease before signing your acknowledgement and acceptance of the condition report.
