What happens before a tenant starts a new lease?

Before the tenant moves in, the agent will go around and complete a condition report.

A condition report notes the property’s current existing condition of all of its fittings and fixtures, as well as the property itself, including any and all known issues, defects and damage to the property.

The report is usually made up of checklists, separate notes and accompanying photos to support the report.

Two copies of the report will be given to the tenant either before or at the time of signing the tenancy agreement.

The tenant then has the responsibility to complete their part of the condition report and return a copy to either the agent or yourself within seven days of receiving it.

It’s important that everyone agrees and confirms that all details are correct as if there is a dispute at the end of the tenancy agreement, it will be a lot easier to show proof of what existing issues, defects and damage to the property were already in place before the tenant moved in.

This helps to ensure a smoother process for everyone.

If claims need to be made against the tenants bond, there is documented proof of why the claim needs to be made and alternatively, if the tenant wants to dispute your claim, they also have their own proof.

So it’s absolutely crucial that you, the agency and the tenant all mutually agree on the condition report that is made at the beginning of the tenants lease before they sign their acknowledgement and acceptance of the condition report.
