What is zoning and why is it important?

Zoning is important because it sets the basic rules to determine what can or can’t be done with the land due to its permitted use.

Sometimes a lot can be done with a small piece of land and other times there’s not much that can be done with a big piece of land.

For example, think of a skyscraper built in a city on a small piece of land compared to a house built in the country on a big piece of land.

Both have completely different uses which are usually governed by the area zoning.

This is why it’s always wise to check the zoning of the property or area you’re looking to buy into before making any set decisions.
