What other smaller, finer details can help to increase the selling price?

If you’re making some minor cosmetic enhancements, while you’re at it, it’s a good idea to consider anything that could potentially turn buyers off and then either repair, replace or remove.

Again, the key here is to only focus on cost effective solutions that will make a positive difference to the selling price.

For example, you may have a fitted air conditioner that isn’t currently working.

If it will be relatively cheap to fix, it may prove to be a worthwhile repair.

Things like air conditioners are a little bonus for buyers.

While it may not add much to the property value, it does help to increase the buyer’s interest.

And increased buyer interest helps to increase the perceived property value.

Having a broken air conditioner on the other hand could mean that buyers are viewing the property with an additional expense already attached to it.

Generally, this doesn’t help with increasing the buyer’s interest and as such, doesn’t help with a perceived increase in value for the property.

Another example may be excess noise coming from outside the property because it’s located on or just off a busy road.

You can’t change situations like this.

But what you can do is get a number of quotes for double glazed windows or sound deadening to let buyers know how much it will actually cost to rectify.

Examples like this can help stop potential buyers from over estimating incorrect additional expenses.

By having multiple quotes in front of buyers lets them know the actual rectification costs, taking away the guesswork that could potentially cost you a good buyer.

Removing the uncertainty they have as a buyer will better position you as a seller.

While this won’t add much to the property value, if at all, what it will do is help to give buyers increased confidence in the property, resulting in more buyer interest.

And, you guessed it,

Increased buyer interest helps to increase the perceived property value.

Lastly, depersonalise by removing any photos or personals, do a final round of decluttering and then finally give the whole property a really good clean.

Tip – Check the guttering is clear, cobwebs removed and flyscreens / security screens are clean.
