What research should I do before leasing out my property?

Before getting agents around, have a look online on websites like realestate.com.au and domain.com.au and check out the rent section.

Enter your property suburb and the property details such as bedrooms, bathrooms and car spaces and search to see what’s currently available in the market.

Have a look at all of the similar properties to yours, the asking prices for rent and try to gauge if you can get an idea for the average asking prices.

Tip – While not always accurate, these sites can give an indication for the average rental for a particular sized property.

Be honest with yourself and ask yourself questions like;

How do these properties compare to mine?

Is my property more or less presentable then the ones I’m seeing?

What trends do I notice and how do they impact the pricing?

What basic improvements can I make to the property that will improve the rent I will receive for it?

Once you have a fair understanding for what’s happening in the market, get an agent in.
